James Gray: The focal point of these photographs is Grove Villa, at the junction of York Grove, into which it faced, and New England Road. About 1974, a proposal was made that the house should be demolished and a block of flats built here. In view of this I had these photographs taken on 2 December 1975, but in the event nothing came of it. Ten years later though, in 1985, the villa is being converted into flats with extensions over the garden area at either side.

This photograph shows the frontage to York Grove, bottom left, the corner, and the other, the view down New England Road [jgc_10a_161 and 162]. Grove Villa was built in 1863 on land formerly part of Pegg’s Farm, and its first occupant was Mrs Harry Pegg. jgc_10a_160

2018: The entrance seen in the garden wall in the 1975 image has been filled in and the entrance to the flats into which the villa has been converted is now to the far left behind the tree. Although extensively  altered, including the addition of dormer windows, the basic structure of the original villa is still visible. 2018: These images show the New England Road façade of Grove Villa, the 2018 photograph minus the trees evident in the road in 1975. The villa’s steps with their cast-iron railings leading to the original front entrance door have all vanished, presumably as part of the villa’s conversion into flats. That conversion also resulted in the creation of a number of dormer windows and the gap between the villa and the terraced house next door being filled in. 2018: A clear view of Grove Villa at its junction between York Grove and New England Road. York Grove is now closed to vehicular traffic at this junction. The road sign on the garden wall in the 1975 image has gone but an outline remains visible if you look carefully, although it cannot be seen in the photograph.
